City Road is a world class, carbon neutral Built-to-Rent development with a hotel-like experience.

Our vision for the project is to create a world-class Build-to-Rent development that represents a benchmark for this new asset class in Melbourne. Importantly, this project is designed around the resident's experience.

Comprising 394 build-to-rent units across 41 levels, the Southbank tower will also bring together 1,910sqm of ground-floor retail amenity, as well as hospitality, a rooftop facility, a health and wellness facility including a two-story gym, a cinema and entertainment precinct, and more.

The ground floor features a porte-cochere hotel style drop off, creating an arrival experience befitting the quality of the development, and the podium will be home to health and wellbeing. With panoramic views of the CBD and Port Phillip Bay, the rooftop bar and restaurant are set to raise the benchmark for skyline hospitality.

Warren and Mahoney was engaged after winning the project as part of a design competition to reimagine the development. In redesigning this project, we have been able to improve apartment efficiency within the same building envelope.

With its defined crown structure, the building makes a symbolic and highly visible statement on the Melbourne skyline. The external façade is designed in the round to ensure it delivers appeal from all aspects.

The design is underpinned with a strong stance on sustainability – with the building being net zero in operation, using no gas, bearing a 5-star green star rating, and a 6.5-star NATHERS rating.
